Know who takes care of what.

Housine handles

  • Sales and pricing. Listings, rates and a shared calendar for Booking.com, Airbnb and direct bookings.
  • Guests and changeovers. Guest communication, arrival instructions, cleaning and laundry between stays.
  • Care on site. Preparation checks, reporting faults and coordinating repairs within the agreed scope.
  • Rental settlements. Settlements and access to booking information, occupancy and amounts due through the Owner Panel.

The owner handles

  • Property handover. Access, equipment information and existing bookings.
  • Decisions and budget. Agreement on purchases, preparation and approval of additional expenses.
  • Property costs. Utilities, building charges, taxes, insurance and financing, as applicable.
  • Owner stays. Planning your own stays around bookings already accepted.

We agree the division of responsibilities and costs in the contract before management starts.

Work on the rental result.

Occupied nights are only part of the picture. The nightly rate, booking costs and the cost of each changeover also matter.

Pricing and availability

We consider the season in Zator, weekends, holidays and booking demand. We adjust rates and minimum stays, taking gaps between bookings and changeover costs into account.

Listings and sales channels

Photos, descriptions and equipment help guests choose the right apartment. We combine booking platforms with direct reservations, reducing portal commission costs.

Revenue alongside costs

We assess rates and occupancy alongside operating costs. Lowering the price can fill a calendar without improving the amount left for the owner.

Any forecast requires the actual location, standard, availability and costs. It is not a guarantee of income or occupancy.

    We discuss rental options, preparation, starting costs and responsibilities.

  3. Contract and preparation

    We agree settlements, expense approvals, access and handover timing; then prepare sales materials.

  4. Management begins

    We take over the agreed scope and provide Owner Panel access. You know whom to contact.

Starting a new rental?

We agree any missing equipment, access arrangements, photos and preparation for the first stay. The start date depends on the property’s readiness.

Changing operator?

Existing bookings, access to listings and the current contract inform the handover plan. Transferring listings also depends on platform rules.

Visibility without daily management

The panel gives visibility.
The contract sets the terms.

See reservations, occupancy and amounts due in the Owner Panel. Block free dates for your own stays, taking accepted guest bookings into account.

For property matters, you contact the Housine team. System access supports the people responsible on site.

  • Termination and handover arrangements.

The payout is not your final profit. Other property costs and your own tax obligations also affect the result.

Owner questions.

Can I choose management without design or finishing?

Yes. Design and finishing are separate services. For a ready apartment, we agree the preparation needed for handover and the scope of rental management.

How are management and cleaning charged?

We agree the scope and charging basis individually in the contract. Before signing, we discuss management fees, portal commissions, cleaning, laundry and additional work.

How do I see bookings and settlements?

The Owner Panel shows reservations, occupancy and amounts due. Statement and payout dates follow the contract. The payout is not your profit after all property costs.

Where do you manage properties?

We work in Zator and near Energylandia. For another location, we first check whether we can provide local service.
